Reference Project

An AI data centre designed around power first

Our benchmark project, under development in Yeoju, Korea. It integrates an AI data centre and on-site distributed energy into a single business. Its name is CAYNMARS AIDEC Yeoju.

Why It Matters

Power first, then the building

Most data centres pick a site and then go looking for power. The reference project inverts that: the power supply structure is designed first and the data centre is built on top of it. The aim is a schedule that is not hostage to a grid connection queue.

Generating power on site means taking on everything the grid used to handle: at what cost it is produced and at what quality it is delivered become the developer's own judgement, and its own record. CAYNMARS NEO OS was built to do that work, and this project is its first application.

About the name — AIDEC

AIDC (AI data centre) is the term already standard in Korean policy documents and across the industry. AIDEC adds one letter — E for Energy — giving AI Data & Energy Campus: an AI data centre with generation inside the site. The name states the structure.

Milestones

What is confirmed next

What matters for an investment decision is not today's status but what gets confirmed next. Here is the sequence of gates.

  • DoneSite title and community agreement secured

The precondition for starting development. Supporting documents are in the data room after an NDA.

  • ActiveCampus and energy integration design

Fixing power configuration and data centre layout into a single design.

  • NextGeneration licensing · equipment supply confirmed

The decisive gate. Financing structure is only fixed after this one.

  • ThenFinancial close · construction start

Anchor customer contract and project finance are confirmed together.

  • TargetCommercial operation

Targeted around 2030. This is a target, not a committed date.

Each gate's status is updated on passing, with the supporting evidence published alongside. We call something confirmed only when it is.

Phase 2 — concept

Using the first campus as the template, we envisage repeating the same structure at a larger AI energy campus scale. This is a concept, not a committed plan.
